In the United States, the EPA estimates that Americans spend approximately 90% of their time indoors — making the quality of our indoor environment a critical factor in long-term health.
A "healthy home" isn't a luxury — it's a necessity. Here's how to build one.
Step 1: Choose Non-Toxic Building Materials
The single most impactful decision you can make is selecting materials that don't off-gas harmful chemicals.
Avoid:
- Pressed-wood products containing formaldehyde-based adhesives (urea-formaldehyde)
- Spray foam insulation containing isocyanates
- PVC (polyvinyl chloride) flooring and piping
- Conventional paints with high VOC content
Choose instead:
- Hemp-lime composites like GaiaCrete® for walls and insulation
- Solid wood or formaldehyde-free engineered wood
- Natural linoleum or ceramic tile for flooring
- Zero-VOC or low-VOC paints certified by GREENGUARD or similar third-party programs
Step 2: Design for Ventilation
Tight building envelopes are energy efficient, but without proper ventilation, they can trap pollutants inside. The solution is balanced mechanical ventilation — systems that bring in filtered fresh air while exhausting stale indoor air.
Heat Recovery Ventilators (HRVs) and Energy Recovery Ventilators (ERVs) are ideal for healthy homes. They provide continuous fresh air without significant energy loss.
Step 3: Control Moisture
Mold needs three things to grow: moisture, warmth, and an organic food source. Remove any one of these, and mold can't establish itself.
- Maintain indoor relative humidity between 30% and 50% (use a hygrometer to monitor)
- Address any water intrusion — leaks, condensation, or flooding — within 24 to 48 hours
- Use moisture-regulating building materials (hemp-lime is naturally hygroscopic and self-regulating)
- Ensure proper drainage around the foundation
Step 4: Filter Your Air
Even in a well-built home, external pollutants can enter through doors, windows, and HVAC systems.
- Use MERV-13 or higher rated air filters in your HVAC system (the EPA recommends at least MERV-13 for capturing most airborne particles, including some viruses)
- Consider standalone HEPA air purifiers in bedrooms and living areas
- Avoid air fresheners and scented candles, which release VOCs and particulates
Step 5: Test and Assess
You can't manage what you don't measure.
- Radon testing: The EPA recommends testing every home for radon, a naturally occurring radioactive gas that is the second leading cause of lung cancer in the United States
- Lead testing: Essential for any home built before 1978
